You definitely did something wrong. It sounds like you had way more brick and steel earlier in the game than should be possible.
How many loans did everyone have? Were all three of you building equally? What were final scores like?
A couple possible mistakes: on a turn, were you taking both an offer and also using a building's action (instead of one or the other)?
Were you allowing more than one disc in a building at a time?
Were you removing discs from buildings after using them?
Did you mistakenly build buildings which require brick with clay?
Were you selling buildings for their full franc value?
Were you forgetting to pay energy to build ships (or use the shipping line)?
Did you have the town build too many buildings?
